Sub-Zero repair in Walpole

Most Walpole built-ins we are called to were installed in the late nineties or the 2000s, which puts them at exactly the age where the interesting question stops being what failed and starts being what it is worth.

What a twenty-year-old cabinet is actually like

Sub-Zero built these to be serviced, and a cabinet of that age is usually still worth servicing. Fan motors, defrost heaters, thermistors, gaskets, hinges and even most control boards are replaceable, and the case, the insulation and the joinery around it are all fine. Replacing the appliance means replacing the cabinetry it is trimmed into as well, which is the part that makes the sums so lopsided.

What changes the answer is the sealed system. A compressor or a refrigerant leak in a unit that also has a tired fan and a board that has been reset twice is a different proposition, and pretending otherwise costs the owner more than being told plainly.

How the judgement gets made

  • Which component failed, and whether it is serviced or replaced
  • What else is measurably close to failing on the same visit
  • Whether the part is current production or has to be sourced
  • What replacing the unit would cost once panels and cabinetry are counted

The bands below are what the repairs themselves run to. Set against them is the cost of a replacement, and the appliance is only the first part of that: delivery, installation and the joinery work a built-in swap drags with it all follow. That is why a serviceable fault on a sound cabinet is nearly always the better spend.

The maintenance that buys years

A condenser coil brushed and vacuumed a couple of times a year is the single most useful thing an owner can do for a built-in, and it is free. A coil packed with dust makes the compressor run longer and hotter for the same result, which is how a unit that would have run for twenty-five years stops at eighteen.

Typical repair ranges, once the fault is known

Door gasket or seal replacement
$270 to $810
Evaporator or condenser fan motor
$310 to $600
Defrost heater, thermostat or sensor
$300 to $690
Ice maker, water valve or supply line
$290 to $670
Electronic control board
$480 to $860
Compressor or sealed-system repair
$1,000 to $2,190

Ranges, not quotes. Where a repair lands inside a band depends on the part, the access and whether the unit has to come out of its cabinet — all of which are known by the end of the diagnosis and none of which are known before it.

Flat $95 service call covering the visit and full diagnosis, credited against the repair once you approve it.

Ice tasted of whatever sat open on the shelf below it. A cracked bin gasket and a very tired filter. Both replaced, the first batches thrown out, and he wiped the whole compartment down before leaving.

Top shelf ran several degrees warmer than the panel claimed. He calibrated against his own probe and found the sensor reading low. Sensor replaced, and the readout finally matches what is happening.

Hillside street toward the Heights, very compact kitchen. He measured clearance before pulling anything out. Bad thermistor on the fresh food side, replaced.
